Our Design philosophy
At CHL we work hard to produce good designs that are married with affordable construction resulting in quality housing for a wide range of household types.We strive to meet the changing houses to promote a high standard of living.
The portfolio of properties available for sale will include CHL designed and built properties and those acquired by CHL.



List of Inclusions
A typical CHL property would include the following inclusions:

Lighting allowance as per electrical plan
- Double power points to all rooms - T. V. Points to living
- Floor coverings as per plan - Generally tiles to Entry, hallway, kitchen, family and wet areas. Carpets to remainder
excluding garage. Tiles and carpets from builders range
- Clear Glass pivot shower screens
- Towel rails and toilet roll holders to bathroom and ensuite
- China vanity basins
- Laminated cabinet with S/S inset laundry tub, includes sink mixer fitted to tub
- Ducted Heating or gas wall furnace our of Builder Range
- Telephone point
- Roller blinds throughout, except wet areas with opaque glass fitted
- Redicote internal doors with Metal Door Furniture from Builders Standard Range Colonial
42mm x 12mm architraves and 68mm and 12mm skirtings
External
- Timber Frame and roof trusses
- Concrete Tile roofing with Sarking & R2.5 Ceiling Batts to living areas only or Colorbond Metal roof sheet with Sarking and R2.5 ceiling batts to living areas only. Sisalation wall wrap to external walls.
- Face brick from builders standard range or Render (smooth finish)/Bag & Paint finish as nominated on the plans provided.
- External cladding to be as nominated on plan and generally painted finish.
- Aluminium powder coated windows, doors and entry frames with keyed locks. Fly screens to all windows, sliding doors and hinged external doors.
- Termite barrier - polypropylene collars to penetrations. Slab design based on a class M soil report. Higher classifications or "P" sites may incur additional costs.
- Colorbond fascia, gutter and painted PVC down pipes, 2,000lt poly rain water tank as shown on site plan on slab.
- Concrete pad to clothesline and path to laundry door
- Metal powder coated letterbox - wall or fence mount fold down clothesline.
- Basic Landscaping out of Builders Range
- 1.8m high timber paling fences
- Garage door.
- Hot Water System
